A home inspection’s exterior evaluation, conducted by Protect and Serve Property Inspections, focuses on the condition, safety, and functionality of all outside components. Inspectors begin with the structure, examining the foundation, walls, siding, and trim for cracks, water damage, warping, or signs of settling. They look for gaps, rot, or deterioration that may indicate structural issues or moisture intrusion.

Next, they assess the roof, checking shingles, flashing, vents, gutters, and downspouts. The inspector looks for missing or damaged materials, improper drainage, and evidence of leaks. Chimneys and skylights are also reviewed for secure installation and weatherproofing.
The windows and doors are inspected for proper sealing, rot, broken panes, and smooth functionality. Caulking and weatherstripping are checked to ensure energy efficiency and prevent water penetration.
The grading and drainage around the property are evaluated to ensure water is directed away from the foundation. Poor drainage, standing water, or negative grading can lead to structural damage or basement leaks.
Decks, porches, balconies, and railings are examined for stability, proper attachment, rot, and safety hazards. Exterior stairs are checked for secure handrails and even steps.
Inspectors also review driveways, walkways, and retaining walls for cracking, heaving, or other issues. The condition of fences, gates, and outbuildings may be noted as well.
Finally, exterior mechanical systems—such as HVAC units, electrical service panels, and outdoor plumbing fixtures—are evaluated for proper installation and safety.
