Inspectors examine foundation materials such as concrete, block, brick, or stone, noting cracks, spalling, or deterioration. Settlement and movement are assessed by observing uneven floors, wall displacement, or separation at structural connections. The inspection also looks for signs of moisture intrusion, including staining, efflorescence, mold-like growth, or damp conditions that could lead to damage over time.

Where accessible, crawlspaces and basements are inspected for proper support, ventilation, insulation, and signs of wood rot or insect activity. Inspectors also check foundation penetrations, sill plates, and visible structural supports for proper condition and attachment.

Exterior factors that affect the foundation—such as grading, drainage, and water management near the structure—are also considered, as poor water control can contribute to foundation problems.

The goal of the foundation inspection is to provide clients with a clear understanding of the visible condition of the home’s foundation and to identify areas that may require monitoring, maintenance, or further evaluation by a qualified specialist.
