A standard home inspection from Protect and Serve Property Inspections is a visual, noninvasive assessment of a home’s overall condition. Inspectors evaluate the major systems and structural components to identify safety issues, defects, and maintenance concerns.

The inspection covers the exterior, including siding, grading, drainage, driveways, decks, porches, and the roof, checking for damage, wear, leaks, or structural problems. Inside, the foundation, walls, ceilings, floors, windows, and doors are examined for signs of movement, moisture, or deterioration.


The roofing system is assessed for shingle condition, flashing, gutters, and proper ventilation. The plumbing system is reviewed for visible leaks, corrosion, water heater condition, and proper drainage. Electrical system checks include the service panel, wiring, outlets, and fixtures to ensure safe and functional operation.


The HVAC system—heating, cooling, and ventilation—is tested for basic function and evaluated for condition and proper installation. Attic and crawl space insulation and ventilation are checked for energy efficiency and moisture control.


Built-in appliances such as dishwashers, ranges, and garage door openers are tested for general operation. Safety items like smoke and carbon monoxide detectors, handrails, and garage fire separation are also reviewed.


Home inspections from Protect and Serve Property Inspections do not include invasive procedures or specialized testing (mold, radon, pests, sewer scopes) unless added separately. The goal is to provide a clear, honest understanding of a home’s condition.
